I'd ask for a annual rent of 2-3x HIGH Cash rent INDEXED for the total acres of the easement. #1 you will not be able to build close to pipeline or tile close. #2 You get to pay property taxes forever, some buyers will refuse to buy because of the line, or will discount property. #3 that way they will remove it & return it to you if line is abandoned. #4 Put in a clause that the easement is for 1 (ONE) line ONLY. NO Fiber Optic's, NO other USES.
