Remember, it's your property, and once the pipeline comes through you can never build over it even though it's your property. Easements are like freeloaders, they use your property so they can make money and never leave.
I like the freeloader analogy.
The profits that utilities make in selling the gas, electricity, etc. running through easements on your property is unbelievable, and they couldn't do it without using property that they do not own. However, the landowner is seldom considered or compensated beyond the initial payment when the installation is done.
You can bet if you, a landowner, did something similar that took away or restricted any usage of a utility's property, you would be continually paying for it, if indeed there was even the remote chance you could force your way onto/across their property for your benefit.
