EC North Dakota | It started when the farmers got so wealthy. Our family used to rent out land they had purchased as investments, that was too far away to farm themselves. For a while, there were no farmers who wanted your ground at your terms, who could pay up front. Many times, they rented on shares because the farmers couldn't get financing otherwise.
Now there are farmers offering multiple years up front. Something that would have been considered completely crazy not many years ago.
I paid all my rent in February or March so it's done and my landlords felt good about us paying. I require all my renters pay up front cause I shouldn't be the last one paid. My land should be more important than their seed and fert. and farmers around here are paying 100% of their seed and fert the October ahead.
I do remember the 80's though, when farming wasn't so lucrative. I wouldn't have been able to start farming without my landlords letting me pay them after the crop came off. | |
