All depends on LL and how they are set up. Some like 1, 2, 4, or 12 payments. Doesn't matter much to me I'm happy I get to rent the ground.

Some retired folks like 12 checks - one every month. Works for me if it keeps them happy. Plus it gives me extra incentive to go talk to them when I'm "busy" in the field or something.
