Both the tenant and owner should have liability coverage on the land. If anything happens you will both be sued. The lawyers will try to put the biggest pot of money together that they can by suing everyone even remotely involved. Who is negligent will be determined by the courts. Depending on what has happened, the tenant could be at fault and not the owner or vice versa; or both could be found at fault. The owner's insurance will not cover a tenant and a tenant's insurance will not cover the owner. So you both better have your own.
