Jesup, IA | Whether the data is dated or not, I have often seen this statistic often about the large amount of land that must change hands someday.
However, our tax system provides incentive to transfer land through estates. Most land has considerable capital gains, and selling it would trigger taxation.
You can transfer a significant amount of wealth tax free through an estate, so why sell early? And I don't know of too many farms in my part of Iowa that don't have a plan regarding who will own them after the estate is closed.
