John - You honestly understand macro-economic issues more than most bankers I know. No apology necessary....sometimes it is hord to tell where a poster is coming from in this kind of forum which I do enjoy for the most part.

I agree with most every comment you have said here. Us bankers are generally a sorry lot and there are definitively a lot of arrogant and pompous personalities in our field. However, one principle that I believe is true when it comes to financial institutions is that the closer "honest" capital is to the community, the chances of promoting individual freedom and liberty are at their greater.

Toward that end, I would challenge you to reconsider Farm Credit as a favored lender. I know they have enticing rates right now and farming is genrally good with the exception of some livestock producers, but I highly doubt they will be "workable" on a bad day which will come to agriculture again. If you deem the government to be a better distributor of loans than the private sector, that is you choice, but in general government run banks do a lousy job in the long run because they have no capital to loose and ultimately are more concerned about garnering votes than in making good loan decisions. I would have you consider the Federal Land Bank's behavior during the 1980's and the governments involvement is student loans as two recent instances that come to mind in the US.

John, you have my respect as a truly humble contributor to the forum. Your ability to set "ego" aside and even issue apologies is so very admirable in my opinion. Tells me you are here for the right reasons....that being the sharing of knowledge and trying to help others. Hope I am viewed the same way, but I do admittedly have some weaker moments.

BTW - I am also own a small amount of land which is customed farmed. I do enjoy farming much more than banking! Go figure.
