I don’t know Virginia land value but assuming 10,000 $/ac with a 4% rent is 400 $/ac plus $1500 are 1900 $/ac, benefit before taxes is 2400-1900 = 500 $/ac, 26% of spent, it seems not so bad if I don’t forget anything.
