Quite possible no matter how this comes out that he will be able to farm it next year. Every state is different but most states do have a fall notification period to take land away without cause. So if that wasn't taken care of he will be able to farm it next year.

As far as the contract, contract law has some guidelines (offer and acceptance) and most contracts don't have to be recorded by a judge, however generally property does, so if its not formally recorded it probably won't be valid, again though that can vary and there are exceptions.

At the same time when you bought the land or agreed to purchase the land, there should have been a line where it says something like land is free and clear of any holdings or something like that. If it wasn't you could have the right to sue for damages (if you can prove them).

I would talk to a local attorney who is familiar with lease/rental law, and depending on how you feel you might want to also talk to a real estate lawyer.

Ultimately when it comes to contract and lease law, little things can be big things and what is law here can be totally different to what is law there.
