When I built my house, I used 2 systems.-- just water heaters. 1 for the house, 1 for the garage. That was 23 years ago. If I was to do it again , I'd do it the same. 28x36 garage, 30 gal. gas water heater in the basement next to the garage, but at the opposite end of the basement than the one for basement heat. Works great.
