I'd do whatever you can do to make it a flex rent or if not $50 an acre or less rent. "Poor" is relitive term. Here poor ground does sub 70 bushel on a great year, so I don't know what it is in your neck of the woods.

The problem with wildlife damamge is if you end up with 100 bu corn, you might have to fertilize for 150 becuase they took that fertility off and probobley didn't put it back in the same spot.

You have to start somewhere. I had a DNR farm back home that was about 50 acres if 14 fields, and they were spread out so there was lots of walking involved. But when your starting out you need to get what you can and make the most of it. If the previous farmer had it for many years it can't be all that bad.
