One thing to also wath out for is it really 80 acres anymore or was it 80 acres back in the 70's when the guy bought it. Maybe it is but on lots of farms like that the trees have crept in over the years and the creek shifted and it's only 70 acres plantable anymore. Adjust accordingly but it's still worth making an offer on. i have farms where the average field size is 5 acres (contour strips, etc).
