Southern MN | I guess that depends on what the new owner has envisioned for the building. If they planned on using the building for personal use or renting it out to others to store boats or whatever, then you may have to offer more. If they had no plans, then anything you offer might be better than the nothing they were expecting. You listed off all the negatives of the building, but you said nothing about the positives which there must be otherwise you wouldn't be interested in using the building, so that also makes it hard to gauge.
With that said, I'll throw out a range of $250-$500 per year, but that's purely a guess on too little information.
