Depending on how realistic of a release price a seller has will usually have a bearing on any potential compensation for a no sale that may have been negotiated beforehand. A full commission very unlikely in this case. The seller would typically be on the hook for several thousand dollars in advertising as well. Prudent auctioneers would be careful about taking properties that have little to no chance of meeting seller expectations. These farms are the ones that often end up listed privately becuase noone wanted to risk trying an auction. No sales are not only costly from time and effort standpoint, but also bad PR. | |
