Have a friend do that exact thing. Live in the bottom, with large living room going into the kitchen. Two BR downstairs, three upstairs, garage on downstairs level. Only uses upstairs when kids come home. Heats with electic water heater. Loves it. Says with lower level in ground saves more in summer than winter.
