You have to look at the efficiencies these new modern machines and crop protection chemicals bring to agriculture. One man with a part time helper can plant and harvest a lot of acres, and hire the Co Op to spray chems to kill the weeds and bugs. His bottom line definitely increase with more acres. Therefore more demand for cash rent acres, and rents go thru the roof with everyone wanting more to farm. Thus, farmland prices goes up thru the roof too.
If something would drastically change with the farmers, causing them to suddenly loose money on all those rented acres, then values would slide back down. But, what can possibly happen to cause this?
