Why in the name of all things holy would you just not discuss this with your renter? Between the two families, maybe you can come up with a solution. Maybe they love the dog, maybe they hate dogs, but can't we function anymore with open and honest dialog? Is it your responsibility? Yes.
If the owner of the home I am renting came to me, with his hat in his hand ( old expression) I would have no problem coming up with a solution that worked for the owner and the dog.
