Just a question - have you examined the suitability of the manufactured floor joists.
A lot of concern in Canada about the integrity of these joists when exposed to fire - supposedly only minutes from being exposed to a basement fire till floor collapse.
A few extra minutes might be invaluable in getting your family to safety in a fire.
