those terms of the original contact set you up to fail at the front end........unless the land was over priced to begin with, so that you really got more than fair market value at the second sale.

you didn't get enough downstroke or principle in the front years to keep that contract out of hot water.

ten years ago around here (southern Iowa but 3 tiers from MO)  pasture with no frontage would have been lucky to bring 1500-1800.......as compared to the 2600 you got...........and maybe 80 rent per acre........so, maybe your intent all along was to rent it for 160. per acre that you got, and if the guy kept it for that price.......sell it.
