Rather than have a dedicated wash bay, could you have the temporary fix area that was mentioned in my post below be a sloped floor area that could be used as a wash bay when necessary, that way the space gets used alot more. Have a curtain on a rail that could surround a truck/tractor when necessary to minimize overspray etc.
