We always offer more if we can get a longer lease. I like a 5 year lease. With how much equipment costs these days, if you buy a $350k combine, you need to know that you have the acres to run through it in the years you will be paying on it. I have quite a few 3 year deals. Only one farm with a 1 year lease, and that one worries me, you never know what he will decide to do next year. I would really like to see a landlord that will reduce rent from one year to the next, never happened to me. They always want more.
Same here. I like 3 at least and 5 if possible. Year to year leases suck because if you need to apply lime or the fertility is poor you don't have much of a garuntee that you will make your money back. I also have better things to do than buy 1000 acres worth of equipment for 100 acres. |
