| I've seen guys sell a lot to someone they know/trust and in a few years, that person moves for whatever reason and the new owner is a royal PIA. With land at $6-10K, most guys are probably going to want 35-50K for a 3 acre lot. Then they just as well develop that whole one side of the farm rather than have a little corner carved out, so now you have new neighbors.
My advice would be to talk to some realtors. They might know who the guys are who would be willing to sell a lot. Be prepared to pay handsomely in today's land market.
