Find the area that you want to locate in, start looking at the foreclosures and empty houses in that area, you might find the spot you want with an older run down house that can be bought at sheriff sale or direct from bank, buy it, build a new home, live in the old till the new house is done, tear the old down. Friend of mine bought one next to the farm, 65,000 owed, never made a payment, sheriff sale 45,000, did'nt sell. Found lead pain, reduced it to 30,000 and took bids. Friend got it for 30,100. Has a nice 2,000sqft shop, that he could live in, and 4 acres. Plenty of room to build a new home and no worries about the farmer beside him (me) selling off land and putting houses beside him. You might look at Foreclosure.com, pick your state and then your county and a county map will show your everything that is in foreclosure, sheriff sale, and bankruptcy. There are about 5 properties within a 3 mile radius of this farm. I have watched several land owners sell off because they need money and have heard the buyers say, "this is just what we wanted, we will be here for ever". Three months later they sold it, made 5 grand, in comes a house trailer. Just picked up a new neighbor last week that got one in forclosure on the other side of the farm. A good one, farm back ground, probably a lot like you. Start searching, there is something out there you might find. Bob Ohio
