| Those spots exist, but there's a zoning problem in some counties. In 1989 I paid 1/3 the price of a postage stamp lot in a fancy subdivision but I got 36 acres, partly marsh. Both were just outside of town, but in different directions. In that county acreages could not be on prime farm land (but on north and inhospitable slopes) but 35 acres exclusive of the road easement is zoned as a farm and they don't have rules against building on a farm. They try to mess it up but can't by their own rules. I haven't succeeded in building my dream house but a couple years ago I found one in the country and an adjacent (not tightly zoned or zoned at all) and bought it on a couple acres. I put in a new furnace/AC and septic system and its proving energy efficient and quiet except when crops are being sprayed or honey wagons are hauling (this county has a high pig and turkey population) or crops are being harvested. It can take years to find the spot though.
