Maybe could expand his range-territory he would be willing to relocate that might have more availability. Starting fresh gives your friend the chance to look around at property maybe outside of his initial search.If I were starting over from scratch I would buy the land first and worry about building site later. Could work with an established farmer in the area to use his site for a short period until he found a site. $4000-$6000 acre here it seems. Maybe less for more marginal land. I just talked to Farm Credit Services last week and they would loan about 2200 max on land in my area. Would need to come up with about 60-70% out of pocket. Could look for a seller interested in contract for deed. Give the seller more interest than he could get on interest bearing certificates. He could leverage 200000 into more acres by maybe coming up with less down payment. Win-Win for buyer and seller usually. bill
