| Just tell him he needs a game plan, Just buy the 30 with no lake front if he needs to. Set a price for both if they go resonable. You can't win them all. For a young guy i think looking at less desiable land will make you the best ROI. Tell him to find some average quailty land but odd shaped or harder to farm that the big guys wouldn't want to take there 36R planters into. Some of these farms can be baught at 1/2 to 2/3s of prime land and yield within 90% to the trophy farm.
