The lease agreement addressed this issue should it happen. We both wanted a way out that was fair to both sides and the wishes of the to be buyer. So my contract is with the seller. What ever deal they make with the buyer is not my business. But in this case I think because the seller is taking a loss he wants the buyer to pay for it. In a way it is the buyer who will get the benefits anyway but then you could look at from the buyers side and say it is included in the purchase price. I have not payed my fall lease payment so the seller waved it and we subtracted it off the amount, so we will see what the buyer has to say now. They did not know about it the last we spoke.

But yes I am not able to recoup the cost of the application of manure in one year. I look at it as a three year benefit. I may be wrong but my understanding or saying is 25% year one, 50% year two and 25% year three as a general guide. BTW the manure it's self was free but the cost to have it applied was not.
