All land values are relative to who is at the sale. Location, productivity and so on always helps but if you have two or three guys at a sale hell bent on buying the land in question....look out
Had a 50 acre or so farm nearby with a ok house and a couple of old bins in need of some TLC and it went for over 9000 an acre. Nothing around it has even come close......couple guys showed up that wanted it pretty bad and there you have it.
