excellent points arnie. we also have wetland restrictions here but are not as strict, obviously, as in the land-o-lakes or surrounding states. if wet and out of production "here" for more than ten years you stand the chance of loosing it. its scary stuff and the more regulations the harder it is to keep track of them, the more the leverage they have against you.
