Terms are not great IMO. Rent is too low and term is usually 15 years - sometimes not enough duration to get seed money back. At the end of the lease DG would (theoretically) have an individual lease holder over a barrel on renewal terms. Some locations in tiny towns that would have a difficult time finding another tenent. DG has proven they will abandon an older property and build new across town.
Full disclosure, I am not a commercial real estate guy at all. But the basic math looks off on some of these DG deals. | |
