Subject: Selling a piece of land,then giving proceeds to adult children,,,

coast of Maine

I am pondering how to give say 100 grand to each of my 3 children if I sell a land chunk.This would be used by them as down payments on housing in their areas.Is there a way to accomplish this with out a big tax hit?Pondering the future and helping them out when they decide to buy.My kids are all gainfully employed and make more than I do,but housing costs are crazy out west(and here) and I could buy a tractor instead but not my goal ..Ideas?
