Chris, the 12k sf sprinkler threshold has been in he commercial code for as long as I can remember. Yes, most ag. structures are exempt, but not all. In your case you are not ag use with the dealership. In the eyes of the Ohio Building Codes you are a commercial business that just happens to work on ag equipment. There is also a commercial vehicle sprinkler threshold of 5k sf. That one bit me recently as construction equipment is considered commercial.
Yeah, I get it....my complaint was with the people I hired to build for me offered zero advice on potential pitfalls due to the building dimensions. My problem isn't with the law/code, my problem was I was ignorant of it, so I hired professionals to help with the design and process who also turned out to be ignorant of the code.
We have been commercial since 1976, but 2012 was the first building that ever exceeded the 12K sq ft limitation.
