UP / Thumb of Michigan | Ive had a few different types of rental properties. Houses (for me) were the worst. For all the reasons you've heard of and you might be thinking.
I have a manager that manages my self storage facilities. She started as a realtor, then began renting houses as well as apartments quite a few years ago. In my situation, there was no way I could make my storage units work without her.
Something I did learn from her that might be helpful- in many smaller areas, property managers are a small group. And they talk and compare notes. Bad renters can get blackballed all over town. Many ways to do that I suppose, but I'd think it would sure add value to having a manager with some background info screening potential renters.
I guess I'd look at it this way- hire a manager, see how it works. I'd do that now rather than after having some avoidable bad experiences yourself first. And its really good to have a cushion between you and the renters. | |
