Nice to see someone that actually puts numbers together vs emotions. It doesn't matter if you have cash or borrowing money has value either way. I value mine at minimum 8% as there is alternatives to get that kind of return. Do the math on even your 5% and it makes it hard to pay more than $200/ac extra without the emotion. The main argument I would come up with is how much value does it add to the existing by being a larger tract? That still has cost of money that needs factored.
