I am not cut out to be a landlord but had to rent out a house on 40 a that I needed for cattle.  After several failures with tenants I took some advice and hired a local real estate agent to find and check out tenants and provide the paperwork/rental agreement contract. Find a local real estate agent who has rentals himself and hire him to find tenants and work out the details such as trash service, pets, who mows the lawn, and whats the going rental rate, how is the rent to be paid, what happens if not paid, damage deposit, etc. etc.  It's worth his charge.

ETA do this for a one-time charge, not an ongoing portion of the rent. One agent offered to be responsible for the rental, maintenance etc for a percent of the monthly rent. That didn't work. When the toilet backed up the renters called me, not the real estate agent!
