
| IN555 - 8/3/2026 09:41 Did you factor in the cost of money for the additional price vs what it costs you to travel a couple miles down the road? Like I said above how much more rent is something worth next to your field vs something that is 3-5 miles away?
Location definitely has value but at 5% money a $1000/acre extra turns into approx $2600 over the life of a 20 year note.
That's $130/acre per year for 20 years that has to be made up because of paying $1000/acre more. Its real easy to let emotions suck you in for a lot more than an extra $1000 for that piece of land that you drive past every day and have wanted for your entire life. If you have the money sure go ahead, if you're borrowing money over paying comes at a real cost.
And we haven't even figured in the extra income taxes that need to be paid to pay for the extra $1000/acre yet either. That ain't free.
