Kooiker - 8/1/2026 Land is going to significantly drop in price again sometime in the future.   The only questions are "what will be the cause?", "when?" and "from what price level?".       Having lots of leverage at the wrong time will once again be catastrophic for some, for others it will be another buying opportunity.




You're probably right but depending on your age you may not experience that drop again in your lifetime and if you're younger you may not experience it until this piece is paid for. Hard for an operation to grow if you're not taking on any risk and if an operation never experiences growth its only a matter of time until it's no longer viable. It may take 25,50 or 100 years but eventually if you're not adding to a land base time will pass you by.




IMO, we are a lot further away from 1980 than we are from the next major price correction.

Again that doesn’t mean don’t buy land, it means know your own financials and what you’re willing to risk. Don't let emotion make a terrible financial decision for you.
