There can also be worth in location diversity. I have fields this year looking excellent along with some that need a drink. I'm sure glad its not all in the same spot needing a drink. Also crop insurance with being in the same section adds risk with additional acres if normally use optional units. Besides why would I pay more for something then others are willing to give me for mine? Again strip the emotion and the extra value is very minimal.
Having all your acres in a small location makes enterprise units very attractive which can be a big cost savings in my area. If land is being sold on a public offering you basically have to be willing to pay more than anyone else, kind of how it works. I think anyone who already owns land would value another piece close by vs something 15 miles down the road. We have 1250ac that we can harvest without taking a 30ft draper head off the combine, IMO that's worth something if you're not having to move all the time. |
