About 25 years ago I was the 3rd highest bidder on the farm across the road from land our family has owned for many years...Its 3/4th of a mile from where I live....I had even farmed this place at one time..I bid $1,250 and it went for $1,350 per acre...Lots thought it would sell for $1,000 or less as no land had ever sold for that much in my neighborhood...Today it would sell for $5,500 per acre..The runner-up bidder could have wrote a check for it but quit..At that time it would have stretched me some to make the payment...I think the guy that bought it would have went to $1,500 or more.

It doesnt bother me a bit to look at this farm today knowing that its only changed owners one time since 1933...I would loved to have owned it but life goes on and I have a great retirement without it..I always thought that land near you is worth 5-10% more.
