Seeding in any form is a multi year payback. Do you have copies of the soil tests? Is the PH suitable for legumes? Every hay seller around here has been robbing the soil bank for decades. Getting your own proper soil tests done is cheap research. Personally, I wouldn't invest a dime without a written multi year rental.
