Yes it is worth more most of the time, but how much so really depends on a lot of variables. For me it could be anything from 5% to 50% above "market value." That said, if I'm not in a position to cash flow market price for a piece a couple miles away, the piece next door won't work at a logical premium either.

A 40 that's surrounded on 3 sides by what I already farm will create a lot more efficiency gain than an 80 across the road. Being organic, taking out need for buffer strips adds significantly to cash flow in a positive way above the base efficiency gain.
