I think your language sounds pretty normal, you should be just able to keep making payments to someone (make sure payments are going to right people) . Rather than someone selling their share of the contract, maybe you could be one getting discount. I guess it all depends upon how good of a contract it is. The better it is the more discount, not such a good contract, maybe just refinance, pay them off and keep it simple. Biggest issue is when last payment is made getting a satisfaction of mortgage if multiple owners, especially if quite a long term left. I would try paying it off alittle early before very last payment so you have some leverage to make sure you get lien released. If it is not recorded I would make sure you get it recorded to protect yourself. Most are but once in awhile they are not. As usual best to talk to an attorney as free advice is worth what you paid for it. I used to like contract for deeds, not so much anymore.
