Very southern Mn | Don’t disagree on the P/E but farmland is kind of a hybrid if you will between stocks and gold. P/E on gold is zero. Its value is an inflation hedge and fact supply is relatively scarce. Farmland is disappearing at least in US and most countries so supply is finite. Much of infrastructure that our economy needs is putting external price pressure on farmland that is hard to quantify, but is there. Data centers, housing, commercial development new roads , even high lines , etc are creating new money which a lot of times can be traded right back into farmland tax free.
Many companies that complete the major index’s were not even dreamt up 20 years ago so there value is solely dependent on performance or perception such as space ex that eventually will have to perform or disappear. That said land is an investment and will go up and down like any investment. | |
