Problem is if you own the land free and clear your probably closer to 90 than 40. I don't know too many 90yo out buying x9's
If you're in your 40's its a battle. Can't buy any land of any significant quantity. Have to rent everything get a good land lord, he can't sell it because taxes. Its just a mess.
And I'm not buying x9's either so yep I bet it is hard for your jd guy.
