Based on some of the interviews that the owner did in past years, it seams that the operation relied on perpetual land appreciation as collateral to bankroll the next purchase.

Inflation /land appreciation has been the base for a lot of farm investment...Managers show 1- 1.5% returns on rent and then they add a 5-7% appreciation factor

No allowance for capital gains taxes
