At the very least, if planning on leaving the land to the kids, choose the low hanging, best bang for the buck, way to avoid probate. Transfer on death deed. Once you do that though, be mindful can’t do anything that would affect the deed without their permission. Such as slap a mortgage on to equity finance another purchase.
