SW Wisconsin | My area is being colonized over the last 30 years with Anabaptists (Amish/Mennonites) and other conservative church organizations.
We currently have a tight knit religious group from Texas that is relocating 79 families to our area.
These groups are moving from areas with very high land prices which gives them a tremendous amount of purchasing power when buying cheaper land here.
It is one thing to compete against another (local) individual farmer when trying to purchase more land but it is very different when you are competing against large organozations that are symbionic.
Amish will purchase an entire farm because he needs replacement property to avoid massive capitol gains. He does not want/need to farm the entire acreage so he rents to his fellow anabaptists, the Mennonites.
The last few years I get several offers every month to buy my farms from realtors in Pennsylvania, Ohio, Indiana, California, etc. None from my area.
Most of the small rural schools have closed becasue these groups dont send their children.
