SE MN | $8700 for 75 cpi rolling ground surrounded by trees in a very odd shaped field that will pay for a set of row shutoffs. The only up side was no waste ground, all tillable. For context, middle of the road tillable has been selling for 10k, some desirable large acre fields just sold to a rich hobby farmer for 14k in a bidding war with the other local high roller.
Have seen a few pieces sell for weak prices but they came with a lot of waste ground, tree lines, sink holes, wet spots and needed 10% of the purchase price in dozer work to fix.
The desirable ground has been holding steady and undesirable weakening some over the last few years. | |
