North Mississippi Delta / Alabama Gulf Coast | I dismantled a 4 room sharecropper house built in the 50s out of sawmill oak framing, 1x4 T&G ceiling/walls/flloors, cypress decking & siding. House exterior had asbestos shingles that were removed and sold as 2 pallet lots.
Saved enough 1x4 and cedar to do the inside of my hunting cabin. There was a lot of waste with broken and rotted wood as the old house had a big rotted out hole in the roof for 25+ years.
Lots of value in that lumber if disassembled properly.
My suggestion is to make sure check clears and don’t let good material leave without cleaning up or get extra $5k deposit to guarantee cleanup. Friend had some local huckleberries tear down an old house for the metal and good wood, left him a mountain of trash, nails and glass after hauling the good material off. He ended up paying another guy to dig a hole and bury the trash.
