We bought a 240 in 2013. Have looked at a couple other small parcels, but couldn't make it work. Looked at lot's of value added enterprises. Working one now but it's really a lot slower than I thought it would be. 

Everyone I know who's bought land in the last 10 years has significant backing behind them, or a pretty long track history. That's just the way it is in a generally inflationary environment.
